Home Buying Process
While the process of purchasing real estate is personalized based upon your specific needs and circumstances, the steps below provide a general guideline and are not intended to be comprehensive.
The Initial Meeting
At this initial face-to-face meeting with me, a GARDNER Real Estate Professional, typically at one of our convenient neighborhood offices, I will carefully listen to your specific needs and wants in order to identify property options that meet your requirements. Additionally, you may elect to have an exclusive agreement to formalize the relationship between us, thereby creating a team working together to achieve the best home buying experience.
Know How Much You Can Spend
I will arrange for you to meet with a Loan Officer to assess your financing/mortgage options. By going through the preapproval process with a reputable lender, this can give you an advantage when negotiating with a seller since you were proactive regarding your financing.
Select Properties To View
The Multiple Listing Service has information on properties for sale in all of the communities I serve and has the most up to date listing information. Together, we will screen the properties that meet your specific needs and select those you would like to view.
Set Up Appointments
At mutually convenient times for both you and the seller, I will set up appointments to view the selected properties.
View Selected Properties
Together we will tour the properties with all parties involved in the decision making. Through this process, we will continue to refine your search based upon your preferences.
Prepare To Make An Offer
Since you know your purchasing power and preferences, you need to be prepared to make a timely and informed decision when you find the ideal property. You don’t want to lose your dream home to someone else due to procrastination.
Write Purchase Agreement
I will prepare the Purchase Agreement with your terms and ask for your signature, which signifies you agreeing to these contractually binding terms. There will be several areas in which a decision will need to be made such as price, inspection time, amount of deposit, closing date, etc. You can attach the pre-approval letter from the Loan Originator to strengthen your offer.
Present Purchase Agreement
I will present the Purchase Agreement on your behalf to the listing agent who will then present it to the property owner.
Possible Negotiations/Counter Offers
If your offer is not initially accepted, I will assist you in the negotiation process by presenting you with the seller’s counter offer. Similarly, any counter offers you make will be by presented on your behalf to the listing agent who will then present it to the property owner.
Once you have an accepted Purchase Agreement, I will send a copy of the Agreement to the Loan Originator for the complete processing of your loan. The Originator will order the necessary documents to complete the transaction such as appraisal, title search, etc.
For your protection, it is important to have reputable professionals conduct the necessary property inspections. You need to order your inspections promptly in order to meet the specified time frame. I will assist you with completing this process.
I will assist you in getting to the closing table with a reputable Title Company. He/She will sit by your side at the closing to help you understand the entire process.
